A:OK. Here is the real scoop on the 2% or fixed price realtors. There are usually two realtors involved in the buying and selling of a piece of real estate. There is the buyers agent and the sellers agent. The commission for selling a house with a full-service real estate agent is usually somewhere between 6% and 7%. This commission is split between the buyer and selling agent. Usually the buying agent gets 3% and the selling agent gets 3% or the remainder. I have had selling agents ask for more than 3% because they will hold a set number of open houses or put ads in newspapers and do mailings and the additional amount is to cover their additional expenses. When you see a real estate agent advertise to sell your house for 2% or a fixed dollar amount, they are talking about how much the selling agent will accept. You will still need to pay the buying agent their 3%. So, if you use and agent that says they will sell your house for 2%, your total commisions paid will be 5% instead of 6%. Technically you could list your property and say that you are only willing to pay a 1% commission for a buyer agent, but as others have said you would probably get no showings. I have seen the opposite done, where there have been ads run where the sellers says they are will to pay and additional $1000 or $2000 to the buyers agent. The idea is to get buyer agents to show your place. If a real estate agent is both the listing agent and the selling agent, they get the entire commission, so in your contract with the listing agent you might put a clause that state that if the listing agent is also the selling agent they get a smaller commission. 'For Sale By Owners' are and attempt to not pay any commisions to a buyer or seller agents. However, many times the owner must agree to pay the buyers agent a commission if the agent brings you a buyer. Otherwise, you must find the buyer on your own, then you do the paperwork or hire a lawyer. Good Luck
