Q: Is there a way I can see the MLS listings my realtor does?
Is there a way I can see the MLS listings my realtor does? I’ve noticed that my realtors website has a lag, and though I love my realtor I like looking at what comes on to the market when its listed not three days later. A lot of homes are getting snatched up in my area really quickly and we’re missing out. Is there a general list that shows more?
A:Most local MLS data bases have a direct link to their websites for public view. But not all.
Quite frankly, your Realtor may be the nicest person in the world and your best friend for that matter, but if he/she is not getting you the latest information quickly then they are not doing their job. The data base that they pull their information from most likely has a feature that enables them to set you up as a contact and it will automatically email the agent and you new homes that fit the criteria that has been established. This way, you immediately know any new homes that hit the market.
If your agent is not getting you information on homes till 3 days later they are not doing their job. Chances are the agent does not even know this feature even exists on their MLS system.
I am a real estate trainer on MLS systems and it is surprisingly how many agents that are good agents do not take full advantage of the system they use. With all that said, yes there probably is a local link directly to the MLS system that will give you 95% of all the listing data (owners names and phones for example will not be published to the public). Just ask you agent for the link or even google your city's Realtor organizaiton and it will come up.
But the best solution is to have a talk with your Realtor. If they can't give you quick information then get a different agent.

Q: Is is possible to see MLS listings for homes in my area (Montgomery Co., MD) even if I'm not a Realtor?
I want to search for a detached single-family home that would be suitable to rent out for cash flow. I THINK I heard that it is now possible to see many, if not all, of the MLS listings online even if you're not a licensed Realtor with regular access to the MLS. (Possibly even using Yahoo Real Estate or similar services.) I may use a Realtor if necessary, but I'd prefer to do at least my initial search on my own if I can. The price of homes in my area is one of the highest in the country, so I will need to do a thorough search before finding a home at a price I'm willing to pay. Also, can I search state-wide outside my own county using online sources? Note: I intentionally do not want to specify a price range here since I may get responses from sellers and/or agents trying to sell a property. I'm simply looking for an answer to my question at this time. Thanks in advance.
A:No you cannot access the MLS without being a licensed realtor.
Yahoo Real Estate and Realtor.com pull their lists directly from the MLS. All of the important information about the house is shown on these sites, but there is some information that you can only see on the MLS, like the millage rate. Also, Yahoo RE and Realtor.com usually have a 1-2 day delay in updating, so you may be looking at a house that is already under contract.

Q: MLS Listings?
I live in Fort Mill and am looking at possibly purchasing another home. I found a few that I am interested in on Realtor.com but it doesn't give street addresses. So I tried to plug the MLS numbers (they are 7 digits?) in on a few other sites and they don't recognize them?? Why is this and is there some other way for me to search??
A:In Fort Mill try carolinahome.com. That is run by the local MLS...I'm actually from the area, and know exactly where Fort Mill is...that will give you the addresses you seek, and will even map it for you.

Q: Can any real estate agent access mls listings and view houses?
I want to be able to access mlslistings, and be able to view the inside of the houses listed there w/o calling up a real estate agent. What do I need to do? If I become a real estate agent, can I register somewhere to access the full mlslistings? And am I legally allowed to go inside the houses listed there? Or do I need to be hired by a real estate company/broker, and work there full time first? Thanks.
