Century 21 Real Estate LLC is a real estate agent franchise company owned by Realogy, which also owns Coldwell Banker and ERA Real Estate. The name comes from the Century 21 Exposition held in Seattle, Washington in 1962. Century 21 Real Estate is headquartered in Parsippany, New Jersey. Century 21 was founded in 1971 by Art Bartlett and Marsh Fisher, two real estate agents in Orange County, California. The company went public in 1977, was bought out by Metropolitan Life Insurance in 1984, and became part of HFS, the precursor of Cendant, in 1995. Cendant spun off in 2006, and Century 21 Real Estate LLC now operates under its real estate franchise branch, Realogy.....

100% Q: As a Realtor, where would you go? Keller Williams, Coldwell Banker or Remax?
I don't know what to do. I also would like to join a team, is that a good idea? what would you recommend?
A:I am not into the franchises, but BY FAR Coldwell Banker is the better agency, with very professional agents. Remax is the direct opposite, I always know there will be problems (most they are lazy) if the selling agent (I am loyal to broker) is from there. If I have a choice I will not bother viewing property listed with them.

100% Q: If my realtor is doing a terrible job can I change realtors within the same company?
I asked this question before and only got one response so I thought I would give it one more shot. Our selling realtor has been terrible. I had to call him several times to arrange for HIM to pick up the key to do showings and one person has looked at our house since it was listed and we have not heard one word from him since it was listed (a month ago). He doesn't even call to give us suggestions or suggest reducing the price or anything. Is there ANYTHING I can do to switch realtors within the same company (the contract is with Coldwell Banker and I want to use a different Coldwell Banker realtor - but it does list him as agent) I did sign the standard 6 month contract so I doubt I can do anything but I am just so frustrated. Are you ever allowed to change if your realtor is not doing a good job? I DO understand the market is terrible right now to sell but he just seems to make absolutely ZERO effort.
A:I am on the buy side, but I have a terrible agent that has lost two houses for us and is about to lose a third a day before closing. She is also with Coldwell Banker. I am in the Pittsburgh Market, which hasnt been hit too hard my the bubble because of the already low cost of living. What is causing the problems is my agents lack of knowledge on loan types, knows nothing about taxes, doesnt do whats right for us, does whats right for her. I would like to file a complaint / legal if possible, but cant even find a venue to do that....but anyway. You can definitely change agents if you feel yours is not representing you in a manner that is best for you. Its your money, its your commission to pay, so it can go to the agent you want.

100% Q: What is the commission split for a Realtor that works for Century 21? Coldwell Banker... etc?
A:he traditional split on a 6% commission would be 3% to the buyer's agent (who splits it with his/her agency) and 3% too the selling agent, who splits it with his/her agency. Good agents (top producers) can sometimes work out a more favorable deal (one agent I know keeps the entire 3% after she reaches $2 million in sales - which she usually does somewhere around March).

100% Q: For Agents: What is your opinion on Coldwell Banker?
Mainly for Realtors to answer but, anyone who has an opinion on Coldwell Banker & their agents let me know. I was thinking of interviewing w/ them when a co-worker told me that other fellow Realtors think they're literally stupid. What do you think?
A:I'm currently "broker shopping" myself. Good luck. I don't know much about the Corporation as a whole, but remember that most broker's offices that carry National names are "franchises" of sorts. Though they may have to meet certain Coldwell Banker standards (and provide benefits geared to Coldwell Banker as well I assume) most offices are still independently owned/operated. To say they are "stupid" based on realtor feedback doesn't sound very accurate or logical, unless all of the realtors came from the same office, and that office was mismanaged . It's sort of like saying all McDonalds restaurants are "stupid" because of what happened in one location. One McDonalds restaurant has very little to do with another one. I think you get the point. Whatever your decision, be sure to ask the appropriate questions of ANY office you interview with, like: floor time? costs? MLS? benefits? strick goals? training provided? help with advertising? help with website building? who does paperwork? office assistance setup? who do you call with questions? any other desk (or other) fees involved? percent of sale kept by agent? (weight that against desk fees) Good luck in your search.

100% Q: Why would Coldwell Banker in Boulder Creek, CA reject my offer?
The market is NOT hot. Price already dropped $100K over the last 2mths - no other offers accepted/countered. If they countered I would have known how much higher to jump. It would still be in the Seller's best interest to entertain all qualified buyers. Why shoot yourself in the foot? unless that is the Seller's and Realtor's objective.
A:Ok how much did you offer and how much are they asking? If the price already dropped 120k, how much lower do you think it will go? This is why you need an Agent, this is not Amatueur hour. You need to know the market. Get an Agent working for you and get your offer accepted. The Seller is paying a 6% commission most likely if the house is listed. The Listing Agent just get to keep it all if they don't have to pay your Agent 1/2, so you're not saving the Seller or yourself any money by trying to go at it alone. hope this helps, sell2k
