coldwell banker

Coldwell Banker is a large real estate franchise owned by Realogy, which also owns Century 21 Real Estate and ERA Real Estate. The company was founded in 1906 in San Francisco after the 1906 San Francisco Earthquake by Colbert Coldwell as Tucker, Lynch, and Coldwell, and in 1914 Benjamin Arthur Banker was invited to become a principal. 100% Q: What is the best Coldwell Banker in the Boston area?
I want to know the best one to enroll for real estate exam prep or which would be best to begin a career. If you live in the Boston area with which Coldwell Banker did you have the best experience? I would really appreciate any direction. Thanks!
A:Not so sure about the Boston area, but I can tell you from experience, go and interview with the ones nearest to your home see what they are offering and if you like the manager. No office is usually better than another, it is usually the people and how your personality blends with them.

100% Q: Prudential California Realty or Coldwell Banker? New Agent Looking to Start?
I'm a new real estate agent, and I'm interviewing with different brokerage office. Does anyone know which office is better, between Prudential California Realty or Coldwell Banker? I'm in the East Bay Area, in San Francisco. Thanks!
A:Every brokerage is different. Pay attention to their pay out plans. With business being tough right now, you want a compensation plan that is not front loaded with a lot of fixed monthly costs, that you will owe regardless of sales. The alternative is to give up a bigger percentage of the commissions you do get, but until you have a sufficient volume of sales and listings going, it's a small sacrifice to make. Play it by ear, literally. When you're in there interviewing take note of how often the phones are ringing. That's a good indicator of where the business is. BTW, my wife ended up at Prudential. Good Luck.

100% Q: For Agents: What is your opinion on Coldwell Banker?
Mainly for Realtors to answer but, anyone who has an opinion on Coldwell Banker & their agents let me know. I was thinking of interviewing w/ them when a co-worker told me that other fellow Realtors think they're literally stupid. What do you think?
A:I'm currently "broker shopping" myself. Good luck. I don't know much about the Corporation as a whole, but remember that most broker's offices that carry National names are "franchises" of sorts. Though they may have to meet certain Coldwell Banker standards (and provide benefits geared to Coldwell Banker as well I assume) most offices are still independently owned/operated. To say they are "stupid" based on realtor feedback doesn't sound very accurate or logical, unless all of the realtors came from the same office, and that office was mismanaged . It's sort of like saying all McDonalds restaurants are "stupid" because of what happened in one location. One McDonalds restaurant has very little to do with another one. I think you get the point. Whatever your decision, be sure to ask the appropriate questions of ANY office you interview with, like: floor time? costs? MLS? benefits? strick goals? training provided? help with advertising? help with website building? who does paperwork? office assistance setup? who do you call with questions? any other desk (or other) fees involved? percent of sale kept by agent? (weight that against desk fees) Good luck in your search.

100% Q: Why would Coldwell Banker reject my offer on a house and not counter?
I made a bid on a house and supposedly there were 2 other offers (or so the story goes...) and Coldwell Banker rejected my offer and did not counter. She said "my offer was the lowest and needs to be higher". Seems like Coldwell Banker does not have the Seller's best interest especially when I am a qualified buyer. I don't have time for this BS.
A:If they accepted one of the other offers they can't counter with you. The seller is the one who decided yes/no, not the agent. There are lots of houses, move on.
