100% Q: isnt it better to get a real estate license to sell your own house if your going to be selling a lot?

of homes. i want to get my license, but not work as an agent, so i have the choice to sell my house my self and put it on the MLS and market it, instead of paying someone else to do the same thing for 5-6%. and if im selling it my self on the MLS with my license, then because im not with a firm like remax or century 21, and theres no real estate relatioship contract, i can also put it on for sale by onwer.com and sell it how i want. IF a buyer agent brings a buyer from the MLS i will pay them their halk 2.5% and ill pay the broker im listing with 1% so INSTEAD of paying 5-6% for someone else to sell it, i can do it my self, and ill keep the 1% the seller agent WOULD HAVE kept in profit which is like 7,000$. i would be saving money in the long term. and all contracts I use will be approved by my attoney so i can use the same one over and over and have it be legal and safe on my part. no thanks, im going to use a LLC.

A:I don't know what the MLS rules are where you live, but I do know that realtors in a given MLS territory are required to use the same contract. I also wonder whether you will find that you can find buyers as easily as you hope. I've found that realtors work in networks and just having a property on MLS doesn't mean any realtor would show up. You also need to list on MLS that you're a realtor. There are many realtors who basically work for themselves, and mostly use their licenses to list their own properties, but most are willing to work as part of the realtor community under the same conditions the rest work under.

100% Q: Where is a list of the market shares for each of the largest national real estate brokers?

Doing research on the real estate brokers and I am trying to find which of the national brokers (Re-Max, Century 21, etc.) have the largest share of the total homes sold through brokers in the country.

A:Each company that you ask will likely give you different numbers to show that they are the market share leader. Your best bet is to look through the closed sales in the MLS in your specific area and generate your own statistics.

100% Q: 2 Real Estate Asking for commision on closing the house?

This is my problem. I listed my house with donati real estate for about a year. they couldn't sell my house so i asked my agent that I want out from their contract and going with century 21. he said you can go ahead there will be no problem. so now i am with century 21 & my house is in contract. Now this Dontai agency came back from dead & want commission too. They are threatening to come on the closing table & want me to pay him too. I am already selling the house very cheap just to get rid of it & there is not much money going in my pocket if I have to pay them then I'll have to pay them from my own pocket. Please Help if anybody knows any thing about this & where can i complain. Thanks

A:The odds are that you may owe them a commission. In addition to waiting the required amount of time if you buyer looked at the property while they had the listing then the commission is theirs. They are legally entitled to it. Your broker that you are presently listed list was supposed to make sure that everything was done correctly. If they do not voluntarily pay the commission out of their pocket you can complain to your states real estate board. While I think you may have made a mistake your listing agent failed to assist you appropriately. They were negligent in their duties if they did not assist you in following the laws appropriate for your state. Just remember that it was Century 21 that you need to go after, they are the ones that responsible for your mess, not donati.

I am trying to find some land for sale and I have looked in the newspaper and there aren't many listed. I was wondering if anyone new any real estate websites that would be good? I tried century 21 and Crye-Leike.Know any others? I live in Georgia
