100% Q: Which is best for a new agent in California? Century 21 or Coldwell?

I just passed my R.E. test about a week ago and Im waiting for my license. I've been meeting with companies in my area (local and national) and I was going to go with Coldwell Banker but now im stuck between them & Century 21.. Whos the best for new agents? They both offer training and mentoring, both have a pretty good commission split and help with buying things for you to market with.. When I went to Century21 yesterday everyone seemed nice but its farther from my home and I might end up having to let my dad buy me a newer car than what i have (ill be back and forth everyday for about a month for training not to mention driving there when I need to be in the office) And they told me they have room for 140 agents and they have 141 but are still hiring new agents.. Coldwell seemed nice and I felt at ease immediately, and its a little closer to my home than Century 21, also they have aboout 30 agents in both offices..Help I dont want to be a little fish in a HUGE pond!

A:I am a former Coldwell agent so I may be a little biased but I would recommend them to any new agent. Coldwell's training program is without a doubt the best in the industry for new agents. They have an on-line training session called Fast Start that is simply great. It's a once a week 3-hour session that is 6-8 weeks if I remember correctly that takes you through real world situations step by step. There is local training sessions as well that you could go to every week until you feel comfortable. The experienced agents at the Coldwell office I was at were always there to lend a hand with any situation I came across. I know Century 21 has their own training as well (every office will tell you that) but I just can't imagine that they would be anywhere near what Coldwell already has in place nation wide. A:If you're talking about homes pending and sold through the Multiple Listing Service (MLS), only a licensed real estate agent who is also a Realtor (member of the National Association of Realtors) in that area would be privy to that information. However, you can look up properties that have sold by going to the county courthouse. But they won't be sorted by agent or agency.

100% Q: Will I pay less fees if I pay cash-in-full for home/house/real estate (Century 21)and don't require financing?

The house costs $20,000. Taxes are $1700. How much should I expect the total house cost (fees and all) to come to? Remember, I'm paying cash (if that makes a difference). Thanks.

A:I dont know as all areas are different.... but you will pay less, bc you wont have lender fees and you wont have interest. You will have title company costs which vary state to state and if century 21 charges a fee (nominal about 150 usually) EDIT: also just to give you an idea it shouldnt be more than $2500

100% Q: I signed a year long contract with Century 21. Can I get out of it?

My husband and I bought a house together. One year later we separated and he left. I decided to put the house up for sale because I could no longer afford it without his income. I signed a year long contract with Century 21. My husband came back. We decided we no longer wish to sell our home. What can we do about this, and how much will it cost?

A:All you have to do is tell the listing agent. That's it. Things happen, and as long as the agent knows you aren't trying to cancel the contract in order to sell the house without paying a commission to cut the agent out of the deal....they will be glad to cancel it. That is their only concern with regards to these contracts. BTW, if you ever list a house again, NEVER sign a listing agreement for longer than 6 months...a year is ridiculous. PS: It is against the code of ethics of Realtors to put a "fine" in a listing contract for cancellation and illegal in the vast majority of states...just so you know.
